With today's incredibly competitive real estate market, many home buyers are forgoing their rights to a home inspection in order to make their purchase offer more attractive. While I don't advocate doing this, and most real estate agents don't like it either, the market has forced these compromises in our area and across the country. 

To help home buyers who may choose to forego a full home inspection we offer a "Quick Look" Walk Through Home Consultation. A "Quick Look" Walk Through Home Consultation is not a home inspection. This is a consultation where I walk through the interior and exterior of the home with the potential home buyer to share my observations, insights, and concerns as well as answer some of your questions about the home. 

LENGTH OF TIME 

A "Quick Look" Walk Through Home Consultation is limited to as long as a showing is scheduled - up to 1 hour and takes place with the client and real estate agent present. Most showings are limited to 30 minutes or less. 

REPORT 

There is no report provided. It is up to you, the client, to take notes. 

WHAT IS COVERED 

I cover as much of the home as possible with the short time frame. I will walk the exterior and interior of the home. I will look at the roof, either from the ground or from a ladder if time permits. 

WHAT IS NOT COVERED 

The attic and crawlspace(if there is one) will not be inspected. The electrical panel cover will not be removed. Appliances will not be inspected. Detached structures will not be inspected unless time permits.

As most "Quick Look" Walk Through Home Consultations will be scheduled last minute or with a short time window, appointments needed sooner than 24 hours out will need to be scheduled by calling or texting and you must receive confirmation.
